ExxonMobil Moving to The Woodlands Area
So, the big news is out and we now have confirmed from the horse's mouth that Exxon Mobil is ready to relocate it's employees from all over Houston to the great North Side area near The Woodlands. Sometimes I refer to it as South Dallas when speaking to my friends who live on the other side of town. This could cause a major commute for those employed in further locations. Therefore, if you are looking to relocate closer to your future workplace, please let me know. What's Happening Around Us?
You know about the town homes already near WindRose...what else is going in our area?
2 new restauraunts are going in next to Cheddar's at Louetta and I-45. The one behind is a Mexican Restauraunt you may have seen near Willowbrook called Juan and Lefty's and the other is a Salad Bar type restauraunt.
I've never been to either, but I did not hear good reviews from a couple of people on the Mexican restaurant. I wish them both the best and I am hoping they take some of the over flow from Cheddar's because that place is PACKED almost all day every day!
I must also plug a new concept close to our area called Bullritos! www.Bullritos.com You guessed it...a Burrito Restaurant. This one is located in the newly renovated retail center at the corner of Stuebner Airline and Cypresswood; near the courthouse. If you have been to Which Wich, then you will recognize the ordering process of checking off items on a paper bag and submitting it to the cashier for a Bullrista (burrito-roller) to make your item. They also have soft tacos and bowls, flavored margaritas and beer). If you are a meat lover, I highly recommend the Carne Guisada in a Burrito or a Soft Taco...to die for, especially on a cold day like today! P.S. Bullrito's is a concept created by my husband's cousin and it is now a franchise....Go Russell!!!

Let's Talk Turkey...about Real Estate
If you want something to talk about over your Turkey next week, read on...
First off, Houston's Market is still one of the best markets in the country. Last month, total property sales in the Houston Association of Realtors MLS were 4,404. That is 23.8% down from last year. Active listings are up 16.8%. Although, the average Single Family Home price is up 5.6% from last year at $208,459; the highest level recorded for an October in Houston. The median Single Family Home Price rose a little to $150,000; that's up .7% from last October, which is also the highest recorded for an October in Houston.
With 7.7 months of inventory (that's over 53,000 active listings), Houston is still below the national average of 10.7 months according to the NAR. Anything over 6 months of inventory makes it a buyer's market. With it being a buyer's market, you would think there would be a lot of buyers, especially with the historically low interest rates.
On the other hand, year-over-year townhouse/condominium rentals increased 25.7 percent. The reason for this is that of the 1200 to 1400 people moving to Texas each month, some of them still have a home to sell in another state before they can purchase here. Houston is still one of the most popular urban destinations of the people moving to Texas. So, hold onto your hats; let's stay positive and remember that we are still very fortunate to live and own, and invest in Houston area Real Estate.

America's top 10 coolest suburbs
that's worth a visit. The Woodlands came in at No. 8 out of 10 suburbs in our country.
The Woodlands was picked for its thriving town center, filled with restaurants, bars and major retail outlets, all accessible by foot or trolley, and concerts at The Cynthia Woods Mitchell Pavilion.
Travel + Leisure also cited Fox Sports Network and Anadarko Petroleum as being headquartered there, and there is an elaborate park and lake system which can be reached by water taxi.
The Woodlands is 25 miles from downtown Houston.
Other suburbs listed by Travel + Leisure as worth a visit are Montclair, N.J., Evanston, Ill., Lakewood, Ohio, Bellevue, Wash., Roswell, Ga.., and Alameda, Calif.

Single-Family Homes Update
June sales of single-family homes in Houston totaled 5,584, up 2.9 percent from June 2009. This marks the fourth consecutive month of accelerated sales activity. Broken out by segment, June sales of homes priced from $80,000 and below increased 7.1 percent; homes priced between $80,000 and $150,000 rose 9.6 percent; those in the $150,000 to $250,000 fell 8.0 percent—representing the only decline in sales volume; and homes priced between $250,000 and $500,000 edged up 1.3 percent. Sales of luxury homes—those priced from $500,000 to the millions—reflected the greatest gains, increasing 20.3 percent.

Land Clearing in WindRose on Alvin A. Klein
Since the clearing of the land on Alvin A. Klein just west of Kuykendahl, many area residents have been wondering what will soon grace their community. The wait is over. I have found out yesterday that a local builder has purchased the land and is building town homes.
During a face to face conversation with the builder I have found out the following information. There will be 30 town homes, surrounded by two gates and a fence. These will be rentals that will be owned and managed by the builder, much like some that he has in other parts of town.
There will be one story and two story units. Each building will have 4 units of which the two end units will be one story (1500sf) with two bedrooms, two baths and a two car garage. The interior units will both be two story (1700 sf) with three bedrooms of which one bedroom (not the master) will be downstairs, two baths and a two car garage. He said there will be granite counter tops, ceramic tile and he will only be looking for good tenants and will not just rent to anyone. He spoke highly of our community and how nice the area was. I have a preliminary rental price for each home of which he said would be around $1250. per month for the 2 Story Plan and $1200.00 per month for the one story plan and will include lawn service. Each home is to have some yard. The first occupancy is scheduled for beginning of November, 2010.
